Mr. Hozen (Fred), Seth and I had a long discussion of slopes and access to his property. Along with the lack of a sidewalk on his side of the street. Looking at the plan sheet that we provided to him along with the easement form, He came to the conclusion that the shift in the road (to the south) could take place further east and that there is physically room to place sidewalk on both sides of the road well past his property. I did say that as an alternate to sloping onto his property, which he doesn’t like, we could build a wall at the property line. And that is how he gets to the conclusion that a wall, sidewalk and access would make him happy.

Can we do all that, yes it’s physically possible. Is it the proper choice… I don’t want to change the shift in the curb line at this time. It would have a ripple affect into the drainage design also.

After talking to Fred, I met with Jenn. Her position is if he gets a wall, he gets no sidewalk. He can’t have everything. I defiantly understand this position.

We are currently drafting up the new profile grade and cross sections to show the relationship between the road, the right of way, his property and building setbacks. I want to be able to physically show him the impacts that a slope will have.

Mr. Huff: I had meeting with Seth Hemelstrand and Kenneth Hash, which I felt went will. They can make the necessary changes to make this road happen. Wall and sidewalk and access entrance to my property and I can sign off to meet with the time schedule. That back dirt road is well traveled walk way and street will give fire department accessibility.

Let us see what Seth can come up with and then we can have our meeting early next week. Monday or Wednesday are open for me at this time. Tuesday is full for me.

Mr. Hozen – We are happy to meet with both you and Bill Avison at the same time. We have had discussions regarding this project with Mr. Avison previously.

With regard to sidewalks we are only planning sidewalks on the north side of this project for a number of reasons. What I can assure you is that there is no conspiracy theory or involvement from any potential or projected development. We are having discussions with property owners during the design phase to make sure we identified needed adjustments. When redevelopment is a possibility cities normally do no design sidewalks especially for commercial or industrial properties. Also, redesigning around driveways or access limits development opportunity. We are planning water and sewer extensions/services as part of this improvement as well. Anyway, we can chat about all of this information at our meeting. The only other day this week that is available is Friday the 17th. Or, we can schedule something early next week.

Forgive me, I did say anything after 9:30. I was not in contact with my e-mails until tonight. Today I have made another meeting and will not be available at 10 Wednesday. We have a meeting which should be finished by 11 hopefully. I will need to make another appointment with you.

To fill you with a little information about my concerns. If you will look at the proposed Heinz improvements you will see they are all slanted towards Karls side of property without consideration to Bill and my side. As if the developer drew the plans. I will check with Bill Avison and maybe you can cover both of us at same time with same meeting.

Issues to cover: Bond finances 7 ft.Sidewalk on Karl's side only? improvements only for Karl side ?, Street slanted toward our side with big drop for our side to lower Karls construction fees, no entrance to street, etc. Just asking for Molalla to fair and just, as I know the Molalla new team is striving to due away with past problems such as this. For the record, I would like to see the street completed and will dilegently work with Molalla to due so.
