Hi Jenn,

I agree, this is dramatic, one solution would be to install a “french drain” system or a swale with a ditch inlet structure at the low point along the back of the lots and connect to the nearest storm drainage system. It needs to be ensured that the home builders or the home owners will not fill it. It needs to be in an easement shown on the plat. I would imagine a resolution on this issue should be soon as the rainy weather is moving in.

As stated in my previous email attached, the City has a concerned resident who resides along Medowlawn Place regarding the difference in grade elevation between the new development and the existing grade on their property. As shown in the attached photos, the grade difference appears to be as high as 2-feet in some areas.

As shown in the Grading Addendum Plan Sheet C8_R2, the home sites (Lots # 578 – 572) are matching into existing grade sloping downward towards the west, with an elevation change of 1-ft approximately 10 or more feet from the south lot line. This is not what I currently see on site.

Please let me know how you plan to address the elevation and drainage issue along the south property line of the Lots # 578 – 572. No non-point source surface water shall drain from the proposed home sites onto the existing adjacent properties per 21.70.100 of the Molalla Municipal Code.
