Hi Nicolas,

Based on an aerial measurement from Google Maps the calculated total impervious surface, including the proposed building and pavement surface, was calculated at 16,000 sf for the proposed storage building. Unless a surveyed plan sheet of the proposed impervious surface is provided to the City, the City will use the 16,000 sf for SDC Storm calculations.

Based on the total impervious surface and ITE Trip Rates referenced in the current SDC Engineering report, a calculated total of $12,643.00 is due for SDCs.

A local landowner is debating on whether or not he wants to add to his existing personal storage business on E. Main. The SDC’s that would be assessed are critical as he’s not sure if he can afford to move forward with the project. As such I told him we could estimate the SDC’s based on the preliminary site plan. Could you provide an estimate for SDC’s based on the attached site plan??

 

9,500 square feet gross area would be developed. I was thinking transportation & storm would be the two SDC’s assessed, however they may need to sprinkle to the building, which would require more water usage. I guess we may need to contact Mike first to determine whether or not this new structure would have to be sprinkled, because that would impact this estimate.

I’ll email Mike right now.
