Hi- Do you need me to review the utilities? I can sit down with Dennis to look at the plans. 

Also, need to make sure we get a 15’ easement for all water, hydrants and sewer systems.  I do not believe there are any easements on any of the phases as it stands now.

I have reviewed the submitted materials and deemed the application complete. I have cashed the 3,500$ application fee. Your application number for reference is P61-2015.

I’m about to leave the office but here are a few quick notes:

· This application will be processed using a type III quasi-judicial decision. The planning commission shall be the deciding body. The decision may be appealed to the City Council within 14 days of a decision.

· The hearing date for the application shall be August 5th, 2015. These meetings typically start at 6:30 pm.

· Notice is required to be mailed out to local landowners within 500 feet within 20 days of the hearing. Notice is required in the local newspaper at least 14 days prior to the hearing. The City will administer these notices.

· Along with those notices, the City will be providing you with notices that shall be your responsibility to post on the property. These must be posted on the property at least 14 days prior to the hearing, and at least ten days following the hearing. Instructions shall accompany the notice that we provide.

· I shall prepare a staff report that will be available for review no later than July 29th.
