Hi Nicolas,
We should definitely schedule a sit down meeting with the developer. The preliminary information I would like to see is
· Plan view of development displaying intended access (connection at 211 from Coho St is not preferred & TSP talks about vacating most of Shirley before the development existed, which is not possible today).
· Display stormwater, water and sanitary sewer proposed connections.
· Assumed added capacity flow for wastewater to begin determining the impact to the lift station at the existing development
· Are there any natural year-round or seasonal drainage ways on the property?

I have a pre-application request by a consultant looking to develop a property at 14999 S HWY 211, extending the Molalla River Estates.
What information should I request of the applicant at this point? I can coordinate and schedule the meeting when we have the required information.

Hi Steve,
Yes the pre-application fee shall be 50$. I’d like to check with Engineering to see what sort of information they require of a pre-app, but for planning purposes I will need a brief narrative and a site plan drawn to scale. Once all the materials are submitted and the fee is paid, we’ll schedule a pre-app for two weeks out.
I’ll coordinate with PW and Engineering, let me know when you have more questions.

It looks like things are moving ahead for the property at 14999 S. Hwy. 211. When reading the attached fee schedule, it appears the land use application fee will be $1,000 (for the Preliminary Plat) and the Pre-Application Conference cost is $50. Could you confirm this for me?
