See my comments below along with my additional comment.

· I found another issue. It appears the public water line that feeds just that facility appears to be only 2".  I see a need to possibly restrict future water capacity improvements unless the main line is upsized. This line currently runs north from the valve cluster at the corner of Dixon and Hoyt St.  Line sized should be verified by potholing.  This would need to be a condition of approval.  We also need to verify if this 2” line and adjacent sewer line has an easement for maintenance purposes.

Jennifer and Nicolas,

· The plan I saw had a new building over an existing concrete pad. The building department will have to determine if there is any plumbing requirements but they are not adding any impervious surface so there is no impacts to PW.  The planning application needs to clearly note, if any, what are the added impervious impacts or note that there are none.

· We discussed the frontage improvements needing to be done and I don’t know if Jen landed on “do them” or on waiver of remonstrance. Yes, they need to make any frontage improvements.  I’m guessing that will trigger adding a street light if one does not exist today.  Need to verify.

· There needs to be a condition about the direction of truck traffic from the ice production and that it may be waived by the PW Director once improvements are made to Ridings Ave.  Agreed

That’s all I remember from the meeting. Sewer and water were fine and no modifications were being proposed.

Gerald and Jen,

 

My initial review of Planning application P30-2016 is complete. I wanted to ensure that we didn’t need anything specific from engineering before I deem it complete and begin the public notice process.

 

Couple things that I thought needed your attention:

· Parking standards which are displayed on the 5th page of this document. My review is limited to the new infrastructure, so these non-compliant parking stalls, are we to require them to be brought up to standard?

· Drainage. He called me and inquired about drainage for the new building. It seems that currently, the surface flow from the impervious areas near the loading dock travel south, and run along an unofficial ditch into the city storm in Dixon. If you look at the screen grab from Google earth, you can see the sediment built up from the above ground flow as it travels south.

Everything else has been addressed on my end. Let me know what else we may need, and I will send out the completeness report.
