Assuming this level of a remodel may trigger additional requirements???

The plans may need to be reviewed by the Fire Marshall.  If so, there will mostly likely be additional requirements to be met in accordance with the Oregon State Fire Code.  Sprinklers?

Will storm water retention need to be addressed since the parking lot is to be reconstructed?

It would be easiest if we administered this as one land use permit. I do not have an official electronic plan review program, but I take electronic pdf submittals and have no problem administering permits via email. I’ve attached a copy of the basic general planning permit. I can also let you know the cost of this permit once I’ve received the information, but it will probably be just 50$.

The permit would cover all of the items you mentioned together as one permit. The County requires sign-off from our planning department prior to issuance, just FYI, so I would need to see the building plans.

The tree removal doesn’t require an arborist report, on the condition that another tree is placed on the property at a specific location within 12 months. I can work with you on tree selection and siting.

As far as what I’ll need to review these items:

 

Overlay on the existing asphalt specs on asphalt type, this is reviewed by our PW Director.

Replace damaged concrete No need for specs here, repairs don’t require a permit, This will most likely be inspected under CC building department for the parking lot and walkway to the units.  If the concrete is a part of the driveway approach and sidewalk then we will need a permit for that work of course.

Replace trash enclosures Same, replacement doesn’t require a permit

Replace existing site lights “”

Replace monument sign Is the sign being changed substantially? If it’s the same or close, no need for anything. If it’s changing, I will need specs including color renderings. Is this sign in City ROW currently?  If so, it will need to be moved outside the ROW.

Tree removal for ease of building maintenance Location of tree on property in relation to property lines and existing buildings, also location of proposed replacement tree.

Update ADA parking stalls to meet current code Specs on resulting parking layout, this can be included in a general site plan if that’s easier.

Hello, we are working with an owner to do an update on an existing 12 unit apartment project in Molalla. I outlined a basic proposed scope of work below. I wanted to do a preliminary check to see how permits were processed for the city of Molalla and had the following questions:

· Do you have electronic plan review?

· What departments would need to review it based on the scope of work below?

· Where would I find the appropriate applications and drawing requirements?

· Does the tree removal process require an arborist report?

The site scope of work includes:

Replace monument sign

Tree removal for ease of building maintenance

Building updates as well including replacing siding, roofing, cabinets but I’m assuming that gets submitted to the county directly.
