I am ok with that as well. The issue is not just on their property, it is from OR 211 near Bear Creek crossing to the OR 213. I will ask Dan to look into it at the county to make sure an easement has been already recorded but not loaded in Plan Map.

Another awesome point. One of the main trunk lines, Bear Creek Bypass runs through the corner of their property. In which, we need an easement from the property owner. Probably before it sells.

Yes and no. It’s a residential use on an industrial property, requiring them to hook up to city services at this time could be construed as ‘furthering’ a non-conforming use and would be against our best interest and theirs.

I don’t think the existing home is serviced by public utilities, we have no account for that site.

1. Is the property adjacent to the South of the subject zoned M-1 also? If not, what is it's zoning?

2. Is the subject property connected to City utilities?
