Do you think a 5-6’ PUE would work with street trees? I think it would, but I would be open to suggestions around a planter strip, although it would be strange to have it not be contiguous throughout the development. As in to have a planter strip on a short section of the subdivision, best if we have it all look mostly the same.

Thanks Nicolas, let me know what you guys come up with for the street trees. It seems like it would be best in this case to continue to the existing street profile with the new subdivision, but then allow street trees to be planted behind the sidewalk. I’ve seen a 5-6’ P.U.E. as the standard in other jurisdictions, which would free up space for the trees.

A few additional questions:

· Are two public hearings, before both the Planning Commission and City Council, required for preliminary plat approval?

· Could you email me the required application form?

Hi Steve,

 

We’ll have to look at the street tree requirement, I really want them. The street section in the TSP doesn’t show a planter strip, but the chart following shows that there is a planter strip on a ‘local’ street. Not sure how that would re-orient the ROW, parking on one side perhaps, but I’d like to find a way to add planter strips. Could be a discussion for the Planning Commission/City Council.

Fees (planning only) are 1000 for the application, and 700 for the hearing fee. Plus 50$ if you prefer for the City to perform the public notice envelopes.

 

I would prefer the application be submitted electronically on PDF’s: 11x17 for the plats, narrative on 8.5x11, and I would like at least one larger preliminary plat on a tag-board for the public meetings.

 

Let’s touch base tomorrow.

Hi Nicolas,

I’ve been working on the application narrative and I have a couple questions as we prepare for our submittal:

· Are street trees required? It appears that since no planter strip exists on Coho Street, and because of the 10’ P.U.E., no trees were installed in the adjacent Molalla River Estates.

· Can you confirm the application fee for me?

· How would you like the application submitted? (electronically, number of copies, etc.)
