No I understand, and typically I would say we’re more flexible than this, but at the moment that is their earliest availability. I am more available to meet prior to that date but I can only speak to anticipated conditions of approval, land-use permitting process and logistics. The engineer could provide a more detailed scope of what would be required, frankly.

 

As far as zoning, the Reasoner property is zoned R1 while the two Itschner tax lots are zoned R3 on the south side of Toliver. We performed a zone change on those in late 2014, not all venues have been updated with the correct information.

Hi Nicolas,

Thank you very much for looking into that. Unfortunately, our client’s due diligence expires on the 19th of May. Is there any way we could possibly meet the 18th?

Also, I need to verify the zoning of the properties shaded on the map I sent over to you yesterday. Everything I see online indicates that they are zoned R1, but our client said he spoke to someone at the City who said they were R3. Could you verify that the lots are in the R1 zoning overlay?

We are trying to get the materials ready by tonight, but if we have them to you before noon tomorrow, would that be okay? I’m sorry, this not how we normally operate.

I got responses back from the City Engineer and PW Director. Our staff is extremely busy the next couple weeks with projects, unfortunately. The best we could do is the 19th in the afternoon, or the 20th in the AM. We would need the materials for review by this afternoon/evening.
