Here’s my answers:
1. As far as I know both ROW’s are standard 50’ and 60’ for 6th and Molalla Ave respectively. I did find this in the code, I think it applies here:
X. Intersection Angles. Streets shall be laid out so as to intersect at an angle as near to a right angle as practicable, except where topography requires a lesser angle or where a reduced angle is necessary to provide an open space, pocket park, common area or similar neighborhood amenity. In addition, the following standards shall apply:
1. Streets shall have at least 25 feet of tangent adjacent to the right-of-way intersection unless topography requires a lesser distance;
2. Intersections which are not at right angles shall have a minimum corner radius of 20 feet along the right-of-way lines of the acute angle; and
3. Right-of-way lines at intersection with arterial streets shall have a corner radius of not less than 20 feet.
They are right angles, and Molalla Ave is an arterial so I believe I need to condition that they add a radius of 20’ on this corner, this would change the sidewalk plans dramatically.
2. Yes a standard 10’ PUE will be conditioned for approval.
3. I think Jennifer had discovered where the gradients are for this section of street. Could I condition that they hire a consultant for stormwater mitigation at the time of engineering?

Hi Nicolas,
I only had three other comments for you and Jen to think about.
1. Will you need a ROW dedication for radius at the intersection of 6th and Molalla?
2. Has the PUE changed to 10 feet? That was our comments for width on Stoneplace.
3. How will storm runoff on the roadway be addressed? I don’t have access to the GIS showing where all of the lines are currently.
She covered everything else that I could think of.
