Hi Mitch,

Here are few items that will need to be addressed prior to construction:

· Once you receive the plans from your engineer, we can review them for final approval.  I have included the new City Standard drawings that will need to be incorporated with your plans for construction, Plans Note 2 in attachment.

·  And estimate of the public improvement costs provided from your engineer, General Note 3 in attachment.

· Provide documentation of approval from OHA review

· Pay design review fee and construction permit/inspection fees

· The fees must be paid to the City prior to issuing a construction permit

An OHA review is not needed to move the hydrant.  This fire hydrant extension line is not servicing a potable water system.  However, you will be required to have the City inspect the line and follow state requirements for disinfection.

Please let me know if you have any questions,

OK thanks for getting back to me. I’m still waiting for my engineer to get the plans back to me with 8” designations. MJJ

Hi Mitch,

I’ll fill out this LUCS no problem once we get engineering sign off, I think there’s a step or two Jennifer has to complete first, but it’s on my radar.

Here is their form. It’s pretty straight forward and simple. I’m assuming you choose option #2.

This waterline is being completed from when it was originally proposed, Nic. Just adding an additional fire hydrant and upsizing the line from 6” to 8” in accordance with Jen’s wishes when we spoke over a year ago about this. I will provide the plans, which are being corrected now, to you and Jen for your approval. Then I’ve spoke to the county. They say I need to get a permit, so I’ll do that, and they’ll inspect.

I would guess that you and Jen will want to see the plans before you sign the LUCS. MJJ

Hi Mitch,

Just a heads up, the LUCS is usually a document that needs filling out, and is provided by the authority. It’ll usually have a list of questions that I need to answer and then sign saying that your development is up to standard.

If they have not provided you one, then either inquire or give them my contact information and I’ll see how I can help.

Thanks,

We are gearing up to submit this to you for approval. Need a signed LUCS to take with approved plans to O.H.A. Once I get the final plans we’ll have the MFD sign off too as per Hassan’s recommendation. I forwarded a copy of his comments so you don’t have to go digging for it. I’ll provide costs in 6” and 8” so costs are identifiable. Who needs to sign the LUCS, and do you have a blank boiler plate copy of one?

I want to get the plan submitted to move that fire hydrant near our new shop, but I don’t want to include it in this plan unless we have to. Are you going to make us get approval from O.H.A. to move it too? There’s no sewer line crossing, and we don’t anticipate a huge move with it. May alter the position slightly, and place on the other side of the existing water line.

Hi Mitch,

In order to do that the City will need a cost proposal for both 6” and 8” line sizes prior to construction. The cost difference will be refunded once the waterline install is complete and accepted by the City after inspection.

In addition, please insure all of Hassan’s comments have been met, including Garrett’s request for specifying PEX tubing for the service line. See attached email.

Awesome; and not so awesome. This was approved as a 6” line to begin with. How about the City pick up the extra cost to go 8”?

Hi Mitch,

Good news, I was able to locate the full easement that was recorded with the county so we are “good to go” with the existing 15’ easement. Please make sure the easements in the attached docs are represented on the plans.

I also spoke with Hassan, since the water line will eventually be in full circulation line when the road is annexed, we require the line to be 8” pipe.

Regards,
