Hi Jeff,

Please see the attached Review #3 comments of Stoneplace Apartments Ph. 3. In regards to General comment #2, we will need verification that there is not a non-metered connection that service potable water to the existing buildings as identified in our original review, see attached mark-ups Sheet C2.0. If there is a non-metered 2” water service to the buildings this must be corrected immediately.

Additionally all easements, that include but not limited to, public sewer and fire hydrant system improvements must be recorded with the county prior to issuing occupancy for the new buildings. Please provide easement legal descriptions and an exhibit map for each parcel separate to review.

Hi Jen,

Please see attached comments. The revisions to the plan sheets are minor. The two big issues left are in the general comments. One deals with the wetland issue and the other deals with the unmetered connection on the existing phase. Let me know if the unmetered issue has already been addressed. I received a call from Mark Grenz this morning checking on the status of the plan review. I told him I was working on it and should have comments to you today. He would like to know as soon as possible what edits need to be made so they can get the plans finalized. The two general note issues will take longer to address. Thanks.

Good morning Nicolas,

Just wanted to give you an update on the private civil plans being reviewed by Clackamas County.

The private sanitary sewer and domestic water plans are approved. The storm drainage will be approved in a couple of days. We had some roof drain updates to be done and I should have these plans submitted back to the county this afternoon.

So in theory we could be pulling permits and starting up the private storm drainage later next week. Is there any reason from the city of Molalla’s viewpoint on why we could not start up this work???

I gave Jennifer a heads up yesterday, that we are going to start getting building plan approvals as well by the 1st of next week, although I do understand that I need to have the public sanitary and public fire line plan approval prior to having you (Nicolas) send me an approved site plan for the release of the building permits through the County.
