Dennis,

Thank you for visiting City Hall this week to discuss potential development. You had asked that I update you on statistics regarding city growth, and am happy to provide insight into development at least since my arrival in September of 2014.

The most recent data counts are as follows:

· 81 new single family dwellings are completed or under construction since 09/14

· Most recent population estimate (2014) counted 8,820 residents in Molalla as of July 1, 2014. Estimated 2015 population based on development data yields 8,927 residents unofficially.

· Approval just last week for expansion of the Stoneplace Apartment Complex, adding 96 new units to the existing 187 units currently on-site.

· Hearing date in November 2015 set for proposal of a new subdivision in Molalla, which would add 132 new single-family dwellings over the next several years, not including a high-density mixed-use area that is being considered for future phases. The applicant has already closed on the properties and is committed to the city long term.

Given our proximity to both Salem and Portland and our relative affordability, the growth seems sustainable. If you have more questions about these figures or other details, please contact me.
