Hi Phil,

Thank you for conveniently putting everyone’s email in one place.

As promised here are the latest updates per our meeting last week:

· Attached are the relevant pages from the wetland inventory, from 2001. A new wetland study may be needed to determine scope, it shows a series of drainage ditches that are further explained in the attachments.

· Already sent info but I did confirm that the lien against the property is null and void, the 89k isn’t owed to the City.

· Section of the code addressing building orientation on-site: http://www.qcode.us/codes/molalla/view.php?topic=17-17_12-17_12_050&frames=off will need to address this issue when finalizing site design.

· Contact info for the local fire marshal, good resource for all Oregon Fire Code compliance

· Architectural design standards for Commercial zones: http://www.qcode.us/codes/molalla/view.php?topic=17-17_12-17_12_070&frames=off

· Parking standards: http://www.qcode.us/codes/molalla/view.php?topic=18-18_12-18_12_030&frames=off

· Regarding trash enclosures: All outdoor storage areas, garbage collection, exterior vents, mechanical devices and noise-generating equipment areas shall be screened by sight obscuring fencing to complement the existing structure or by vegetation located away from abutting residential development. (per our design review submission req’s: http://www.qcode.us/codes/molalla/view.php?topic=19-19_08-19_08_050&frames=off)

· Regarding the acquisition of the property south of Leroy; the City Manager has signed a contract with a realtor to acquire the property. I will be sure to notify you of any progress with that acquisition as soon as it becomes available. We recognize the importance of this property for your project, and for the site as a whole.

If I missed something in this email, please let me know and I will get back to you first thing next week. Look forward to working with you all on this project.

Nicolas,

Have you been able to gather any additional information relative to the City’s intentions regarding the acquisition of the property to the east of our proposed site and the future extension of Leroy Avenue? We are on hold with our acquisition and potential development until we can identify where our primary access point would be located and how our site needs to be configured.

Thank you!
