Per my conversation with Gerald this morning, here is a map that shows that MRM’s impervious surface should be readjusted to 279,688 sqft. We cannot use the calcs they provided as in some cases the intended use does not align with ground conditions.

OK I’ve figured out what Dan did.

He used my figures to deduct the area that I’m treating which is in DA-02.

I’ve sent along the latest map with the latest changes made to MRM’s stormwater system so you can follow.

Areas DA-04 & DA-05 do not drain into the detention pond A which outputs to the City’s stormwater system. The topography doesn’t allow for that to happen. DA-04 is all gravel and is where we currently make and store concrete blocks. This area has some higher pH because of that production and is lower than the pond. This area uses ground infiltration; nothing leaves the site from here and DEQ is all over me to insure that doesn’t happen because of the block production.

DA-05 is mostly grass and is also downhill from the pond. It uses ground infiltration as well.

DA-06 is the private drive and we just made a change in February that picks up two catchbasins near our office and re-routes them directly to the detention pond. We had them sealed off before this so they wouldn’t drain anything per DEQ. Only less than half of this area drains into those CB’s to the pond now, again because of topography.

So this leaves DA-01, 03 and ½ of DA-06; The total should be 4.125 acres = 179,685 sq ft. If you’re not convinced please come or send Dan over and we’ll walk it. This is totally above board and no BS.

I’m finally getting the time to look into this matter, sorry I’ve just had too many irons in the fire – you know well what that’s like huh?

The total square footage the City has listed of 282,299 is so far out of whack it’s ridiculous. That equates to 6.48 acres, and there’s no freaking way that’s even close to accurate.

I looked back on my storm water plan, and discovered that there are a few inaccuracies through the narrative, map and table of drainage areas described. They are all close, but don’t line up like they should. 3.9 to 4.5 acres though should be a lot closer to reality – not 6.48. I’m going to have my consultant do some tune up to these figures.

$341 for use of 500 ft of storm line that we installed and upgraded during the street improvement is absolutely out of line Gerald. I appreciate what you’ve done to this point; got a ways to go though.

How in the world does your man end up with that figure? I see he looked at MRM’s SWP to determine the areas that should be omitted, but he didn’t pay any attention to the rest of it. It’s not clear what it should be, but it’s between 3.9 and 4.5 that’s for sure.
