The skinny rectangle that borders with CoorsTek is theirs essentially. Waiting for the County to get off its duff and approve the lot line adjustment, then we can get mylars to sign and it’s official. Aldo knows about it and has approved some time ago. That’s 2665 sq ft of asphalt parking lot belongs to them, and drains on their property, not MRM’s. See attached drawings please.

The areas you point out to the NW of the office can be scarified to satisfy the code; the area North in no way affects stormwater; it can’t be scarified because we run equipment on it. It ponds with wet weather right behind the landscaping on the highway frontage and sits there until it evaporates and/or infiltrates. The area NW doesn’t drain to SW either, but to appease the code we’ll rip it up.

You’re telling me that if it’s gravel, it’s going to produce runoff to the city’s system. That assumption is patently unfair and untrue, and I can prove it. I guess I have to learn how to effect a code change.

Hi Mitch,

Dan took a look and under our code and I’ve concurred that the attached is the area we have to charge you for with regards to the storm fee. He has passed on to finance a small reduction in area. If you want more credit then I can give you the same option I give to Avison and others. Areas that are unused but have compacted gravel can be cordoned off and scarified to allow for infiltration. It will not preclude you from redeveloping later on when you need to expand but is the only way we can credit you for those areas. The only areas that appear to be available for that in your current operation is the areas northwest of the office and south of the property labeled 1254 in red text.

OK I’ve figured out what Dan did.

He used my figures to deduct the area that I’m treating which is in DA-02.

I’ve sent along the latest map with the latest changes made to MRM’s stormwater system so you can follow.

Areas DA-04 & DA-05 do not drain into the detention pond A which outputs to the City’s stormwater system. The topography doesn’t allow for that to happen. DA-04 is all gravel and is where we currently make and store concrete blocks. This area has some higher pH because of that production and is lower than the pond. This area uses ground infiltration; nothing leaves the site from here and DEQ is all over me to insure that doesn’t happen because of the block production.

DA-05 is mostly grass and is also downhill from the pond. It uses ground infiltration as well.

DA-06 is the private drive and we just made a change in February that picks up two catchbasins near our office and re-routes them directly to the detention pond. We had them sealed off before this so they wouldn’t drain anything per DEQ. Only less than half of this area drains into those CB’s to the pond now, again because of topography.

So this leaves DA-01, 03 and ½ of DA-06; The total should be 4.125 acres = 179,685 sq ft. If you’re not convinced please come or send Dan over and we’ll walk it. This is totally above board and no BS.

Will ask our GIS folks to prepare a map and area to show what is designated impervious (incl. compacted gravel) on your site so you can see and we can double check our numbers. Thanks.

Gerald

I’m finally getting the time to look into this matter, sorry I’ve just had too many irons in the fire – you know well what that’s like huh?

The total square footage the City has listed of 282,299 is so far out of whack it’s ridiculous. That equates to 6.48 acres, and there’s no freaking way that’s even close to accurate.

I looked back on my storm water plan, and discovered that there are a few inaccuracies through the narrative, map and table of drainage areas described. They are all close, but don’t line up like they should. 3.9 to 4.5 acres though should be a lot closer to reality – not 6.48. I’m going to have my consultant do some tune up to these figures.

$341 for use of 500 ft of storm line that we installed and upgraded during the street improvement is absolutely out of line Gerald. I appreciate what you’ve done to this point; got a ways to go though.

How in the world does your man end up with that figure? I see he looked at MRM’s SWP to determine the areas that should be omitted, but he didn’t pay any attention to the rest of it. It’s not clear what it should be, but it’s between 3.9 and 4.5 that’s for sure.

Hi Mitch,

We’ve confirmed that your impervious surface calculation was updated and you received the credit to your account. I am going to close the stormwater portion for the DEQ covered impervious area. Thanks.

Hi Heather,

Mitch isn’t sure if this was done. Can you verify that the info below was input into his account and that he received the credit for his impervious surface? Training opp for Ginger maybe. Thanks.

Looks good Gerald, I have made the adjustment to the impervious surface and made a billing adjustment for the $85.49.

K, so his new impervious surface would be 282,229 SF and his credit would be 35,284/2,980 * $3.61 * 2 months = $85.49 if I calculated that correctly. Chelsi, please check my math. Thanks.
