Hi Aldo and Brenda,

Please see attached conditions of approval. Please note that the units out there have an impact to all systems and will be required to pay SDC’s for all systems. It will be this way going forward on all future MF homes in this development. Additionally, we are at a point we’re the master meter can no longer can serve the number of units on the private water system, all approvals for additional homes will be suspended until the meter is upsized.

AWWA standards state that the service capacity for a ¾” meter on a typical home is 20 gallons per minute. The existing 2” only has the capacity to serve 160 GPM or a total of 8 homes at max capacity. Based on July 2018 imagery there were 36 homes on the site. Since July the City has approved an additional 7 or so units to go in pushing the total to around 43 homes which is well beyond the capacity of the meter. Therefore, no further approvals beyond this one can be approved until the private system has a water demand study conducted by a licensed engineer and submitted to Public Works and Molalla Fire District for review. At a minimum, the study for sizing of the meter shall include information on the following:

 

The meter SDC shall be paid on the difference between the new meter size and the existing meter currently in place. A letter needs to be drafted by Brenda on behalf of Public Works to notify the property owner (Loren McLeod) of the requirements. It will need to be reviewed by Dan H and I before going out but you can let the home builder know that this is coming and will have to be addressed by the developer/owner (Loren McLeod) before we can move forward with any additional homes. The system was not built to public standards so in order to protect the residents within the development and the City these requirements must be met.
