Adam and Dennis,

The original plans for Big Meadow 11 provided for a swale. See attached. It appears that the home builder constructed a wall to increase buildable area. Not sure if they built it within the easement which would not be legal unless the City approved through an official right to occupy permit. The property owner is responsible for the wall and its maintenance. The wall must be outside of the easement area unless the owner can prove that a right to occupy (allows for the wall to be constructed inside the easement) has been issued. A drainages study and a statement of no impact signed and stamped by the original engineer or another engineer is required in order to be valid. Also, right to occupy permits can be revoked by the City for any reason. Let me know if you have any questions.

931 Harvey Lane: There is a bow in the retaining wall on the City side near his property. Adam went and took a look at it and wanted to run it by you. He was not sure if it was City or HOA or what. If you could please take a look and let me know I would appreciate it. The homeowner wanted to let us know before anything big happened.
