Attachments: image001.jpg; Hi Delise, All of the vacant buildable commercial and industrial property is where these SDC’s would come in. Without the SDC increase, there won’t be enough to cover the cost of the projects and you will have to fund the projects through fees or bonds that will be paid for by the property owners who are already here. They would effectively be paying for development impacts and the development would not. The transportation SDC is in line with the projects that need to be built over the next 20 years and shouldn’t be compared to other communities or other types of SDC’s. It’s apples and oranges if you look at it that way, but we provide that information to you because all Council’s want to know where other communities are at even though the needs and impacts are completely different. That request is common. The recommendation is to have development pay its fair share of its impacts on the community even if the numbers are high. Council will have to decide from a policy stand point which option you want to go with. That transportation increase is out of line with others. Is there work that we can put off for the future that we do not have to raise the SDC's so much? I understand what we're trying to do in covering costs for the street improvements and the wastewater plant with SDCs.
