Here is the breakdown for SDC on a SF residential lot.

Current with inflation

Water $3,674

Sewer $4,650

Storm $760

Street $3,373

Parks $5,818

Total $18,275

Proposed after calculation error corrections with inflation

Water $3,935 (up $261)

Sewer $4,652 (up $2)

Storm $584 (down $176)

Street $3,373 (even)

Parks $7,368 (up $1,550)

Total $19,912 (up $1,637)

There was a significant calculation issue in the parks portion of the SDC by C&M. They said $5,460 per EDU versus $6,779 which is what the costs total out to in their report. There is a chance the folks will lose their minds over the parks SDC’s, but when you don’t build parks for the community for decades you end up with a hefty improvement SDC at the end. I have the reports done and will send to Sadie. We may want suggest that the Council leave the parks SDC’s as is like the streets until a new parks master plan with real identified projects can be developed. Just a thought.
