Hi Gerald –

Martin Gomez lives at the corner of Trinity Court and Toliver.

These pictures are of the sidewalk at that corner in front of his house.

Martin is an excellent handyman and has offered to fix this corner

sidewalk and our HOA funds would be used to pay for his services –

it has been like this for 9-10 yrs.

Can we go ahead and take care of this or is this under the City’s

purview?

Back to Caterpillar Clubhouse…

And one more question to save another email – how many homes

are being built in the Molalla area? Did I hear 1600, or 1600

family units including apartments? I am interested in doing a study

that looks at the impact of x number of homes and statistically

how many preschool children will be added because of the number

of homes.

The SDC charges are a given – you’ve explained them well. But my

intention would be to see if there was a way to ease the burden so

that the city is not only planning for traffic infrastructure but for

a growing family infrastructure with important childcare services

available as families move into town.

Hi John,

The scenario you are describing below is not currently allowed in our City code. In order to change it to an extended payback would require a rewrite of the City code related to system development charges. We are required to follow the code as it stands today.

Hi Gerald –

Here is a quick follow-up question from a conversation I had with the Mayor two weeks ago.

Is there a possibility that the Caterpillar Clubhouse could follow a fee payment structure that was more in line with Clackamas County for the SDCs?

Mayor Thompson said the the initial payment was a $500 administration fee with (in our case) the residual $203,000 being paid off over a period of ten years. I haven’t seen any wriggle room yet on the fee but this was the only thing I could see that would give them a little hope in this process.

If this could be stretched out then the community could come alongside just like the homeowners help a developer to pay for the SDC charges.
