Here is an email that I am not sure how to answer. He had asked the Chamber to help him find a a way to bring his clients business to Molalla. If this is the same client he had talked to me about earlier, they have a company in Milwaukie that has outgrown their spot. I believe you may know him. How would you like me to answer him?

Thank you for your patience while my client and I have been further examining Molalla for industrial, commercial and residential lands. My client is searching for land in and around Molalla that have the following locational and site attributes:
-Level but not so level that it does not drain well.
-Land generally absent of wetlands to minimize mitigation.
-Property that is on a major or arterial street that does not necessarily trigger an immediate and expensive road improvement (widening and signals).
-Property that is clear of any environmental hazards or that has a certificate of verification that environmental contaminants have been removed.
-Property that is within reasonable proximity of utilities including: three phase electric power, sufficient water capacity, storm drainage, sanitary sewer and communications facilities.
-Land that is generally clear of dilapidated structures, building remnants and buried tanks.
-Property with normal rectangular and square configurations and excluding long narrow and triangular sites that will not meet setback and other performance standards.
-Properties that are compatible or can reasonably made compatible with adjacent and nearby uses.
