Cheryl,

Good morning. Good questions.

The issues that we have with the residential:

1. Failure to meet ADA grades on sidewalk or driveway.

2. Not submitting the street dedications or PUE’s.

3. Not connecting the storm system correctly. Some are just sticking the rain drains directly into the yards – like the mobile home fire replacement.

4. Not having a ROW permit. Some of these slipped through when our Planner was green.

5. Not calling us for inspections.

I believe some of the problems came from the issue with who is inspecting the private on site storm. The City thought (until recently) that the County was reviewing and inspecting these but you aren’t. Now we are inspecting these and its confusing to the homeowners (and us).

I realize that everyone is busy but hopefully we can stream line this process to save us all time. I added Gerald in case he wants to add any issues that I didn’t mention.

Brenda,

Happy Tuesday. I wanted to check in concerning our ongoing discussion on city sign off prior to residential CofO. I am still working on this, and I apologize for the delay. I was asked to gather some additional information to help us form a plan, and I could use your help.

In looking at the issues that could hold up a CofO, what types of items are these and what are their timelines for completion? The reason I am asking is to know what tools we need. (For example, if it is an apron that needs finalized, that can happen rather quickly, but if it is sidewalks and major improvements, these can take much more time and may require us to develop a residential temporary certificate of occupancy).
