Thanks Nicolas. I will work on finding someone to give exact location. Do you have any contact info for someone qualified to meet your expectations? I am not comfortable accessing this with my naked eye and running into issues further along and finding out a lot we’ve purchased isn’t buildable. Any help would be greatly appreciated.

It is the applicant’s job to demonstrate compliance, so I would need to tell from your application whether or not the proposed home encroaches on the WR overlay district. It would be measured from the upper edge of the ‘bank’. I’m not a biologist, but a certified wetland surveyor would be able to tell where that bank edge is, usually it’s actually quite easy to tell with the naked eye where the bank is, too.

Do I take care of having this surveyed or is this something the city has performed? Also, is the creek bank considered to be from edge of water line or is there a setback there as well?

Basically it prohibits development within this boundary. We would need to determine exactly where on the property this line is before authorizing development. Typically that is performed by a wetland expert or environmental consultant.
