Ive contacted Clackamas County permits division and they informed me they only took over Molalla about 3 years ago. Therefore I am contacting you for the following information. I am requesting a copy of the original drawing and permit for the property on 931 Harvey Ln Molalla OR. I need it to include the retaining wall specifically. I need all the documents of the inspection. We are in a time crunch here, please let me know if this can be processed immediately.

Hi Janet,

This is the email I received from the structural engineer I spoke with. Attached is a photo I pulled off of google earth. My inspector didn’t take a photo so we’re not able to compare the current wall structure. Please let me know if your client is willing to hire a structural engineer immediately to have the wall evaluated and provide a report assuring any buyer of the wall’s long-term stability. Otherwise I’m afraid this is a deal-killer for my clients.

Danna,

It definitely appears to have a bow in it. I can see it not only in the picture you attached, but as well as on Google Street View.

It is hard to tell for sure, but it appears that it is a poured concrete wall about 6 ft. high with the wood fence posts embedded into the wall?

To do a proper evaluation it involves a little more than just coming to the site to evaluate the wall visually.

An evaluation of the original construction documents for the wall should be done. This would at a minimum include the construction drawings.

As the house sits close to the wall it is most likely exerting force on the wall. Original construction drawings of the house would be helpful to determine what force is being exerted on the wall.

Depending on what kind of documentation you can find, I would estimate our fees to be in the $1500 - $2000 range.

I know quick turnaround is critical in these situations. I would estimate that we could most likely have it all done in 5 business days, including a written report. However, that time frame is from the time we receive the original wall construction drawings.

Hi Geoff,

Per our conversation, attached is the photo of the retaining wall from 2013. Unfortunately, I don’t have a current photo to compare to. Our inspector, Chris Perry with Accurite Home Inspections, doesn’t believe it’s moved significantly since this photo was taken.

Please let me know your immediate impression and what you would charge to evaluate the wall and provide a report on its long-term stability as well as what would need to be done, if anything to assure it remains stable well into the future.
