You would need to submit a Site Plan Review application and at least obtain a driveway/sidewalk permit from the City of Molalla. Gerald Fisher is our Public Works Director and can work with you on the driveway/sidewalk issue. Clackamas County Building Department will at a minimum want to review plans and issue a permit for the garage door. Clackamas County will make the call on the interior remodel.

Hi Mr. Huff,

Thanks for the speedy response. I don't have anything in writing from Nicholas we mainly spoke on several occasions about my plans and how doable they were. My understanding was I needed a permit for the garage door and driveway changes to the street, but I could do what I wanted in the inside. Do I need to do a site plan review in order to find out I need a structural permit? I'm very unfamiliar with the process, but I simply want to move some walls around inside and add a garage door to the street.

Many Thanks,

Dylan

Mr. Cox – Nicolas Lennartz is no longer employed with the City of Molalla.

We contract with Clackamas County for building permit purposes. That said, the Clackamas County Building Department will need to make a determination on whether or not a structural permit is required for the work you describe in your e-mail. My experience would indicate that you do in fact need a permit because it is a commercial structure. I checked records and was unable to find a Site Plan Review application for 124 Berkeley. Do you in fact have something submitted to the City of Molalla? Did Nicolas provide you with something in writing?

Subject: Questions

Hello,

I was previously working with Nicolas Lennartz on my commercial property at 124 Berkeley. I still had a few questions I wanted to get help with. I am planning on changing around the interior layout of the building and as i understood it I did not need to do any permits for that. I was planning on adding a garage door to the front and Nicolas gave me the appropriate permit for that work. As I understood it I did not need to worry about community design review or any county permits/ paperwork like the tri county commercial checklist or checklist for community improvement. I wanted to make sure I had the right info and I need to worry about is the city of Mollala permit for the driveway addition. I do not need to get any permits for the interior work.

Thanks,

Dylan Cox
