I'm appraising several properties along S Main Street/Hwy 211 for the Ona Way Pedestrian & Bicycle Improvement Project that ODOT is managing. Two of my subject properties (1305 W Main Street, 01088780, 52E07A 01804) and (1221 W Main Street, 01088762, 52E07A 01700) are currently zoned M-1 and are impacted by natural resource overlays associated with Bear Creek. Consequently, I was hoping to have a conversation (phone or in-person) around the following three questions:
· Is there any chance these two properties could be rezoned to C-1 like the Tractor Supply Co site was rezoned? Considering the pattern of development including new townhomes and apartments to the west and the new Cascade Commons project coming in, this corridor seems like it would be much more conducive to commercial uses than industrial uses.
· Are there any proposed changes or improvements to the Molalla Forest Road/Main Street Intersection? Will this road be punched through and improved at some point in the near future? If so, what is the proposed timeline and scale of the project?
· Is there any updated wetland inventory that might help me get a grasp of the extent of wetlands on these two properties? I can ballpark the NRO corridor, but I know that there have been issues with unanticipated wetlands on the Tractor Supply site and other proposed developments along the Bear Creek corridor. Just trying to figure out how I can best approximate the extent of wetlands without hiring a full professional wetland inventory since that is not in my budget for this project.
