What if I restructure how I operate my yard and don't bring any trucks to the office, would I be able to avoid those SDC's?

Hey Joseph,

Like I mentioned there is a review process regarding the business license. Not only Planning reviews it, but also the Public Works Department and the Fire Marshal. I mentioned that there would an issue with the trip generation of the increase trucks coming to the parcel because of the additional office. The current Cash Ice business/building does not have an additional trips calculated for its building.

Increase trip generation does come with paying additional SDC’s (System Development Charges). So the amount the you would have to pay would or Cash Ice would be $3,040. In addition the trucks would only be allowed to drive on Dixon.

I have yet to receive any comments from our Fire Marshal, but I will let you know if he has any requirements.

Hi Aldo,

Manufacturing per KSF (or 1,000 SF) for transportation SDC is $2,921. The same area for General Office is $5,961. In additional SDC owed would be $3,040. That amount would run with the property so if they trucking company left and Cash Ice expanded then they could use the credits towards their expansion. Thanks and let me know if they are going to proceed and I can calculate up an SDC sheet for them. Also, the trucking company would be under the Condition of Approval 13 of the original development that said “Truck traffic generated from this site shall be restricted to Dixon Ave. This condition shall only be waived by the Public Works Director or designee; likely after improvements are made to Ridings Ave.”

Not sure if you recall our conversation about the additional office that is going into the Cash Ice building, but I recall you requiring the sq ft of the office for any SDC’s. I got the info from the applicant (attached). It is 1000 sq ft.
