FYI – I just ran the numbers on this site plan and determined that it exceeds the 40% allowable coverage in the R-1 zone. The house is built right at the 40% allowable coverage, so any covered patio will not be allowed.

I plan to tell the applicant, who may seek ask about filing for an adjustment or variance (which I probably won’t support because all of the houses are on smaller lots of 4,000 square feet and were approved in a PUD).

Only one comment. If gutters and downspouts are required by county then tie in downspouts into drain system running to Doug Fir Lane. No discharge to wetland area allowed. Thanks.
