Dan,

They wanted to convert approximately 4K SF of church into a daycare. The SDC’s are over $200K for transportation. That was for the site at 901 N Molalla Ave. Have not heard of anything at one of his sites unless he owns the church. I looked into the traffic counts and a daily traffic for the church conversion is right at 300 trips which if it does go over then it would trigger a TIA. From our discussion at the pre-application meeting the fact that they would have to pay $200K+ was a deal breaker for them. I recommended that they phase it a little at a time so they could afford the Transporation SDC’s. Not sure how Gary’s property is involved. They only said that the landowner where they are currently at was not going to renew their lease and they had to be out in about 6 months or so.

Dan,

Gary Deardorff called again. He gave me a little more information about why he is calling.

He said that the Daycare that he owns on Main Street wants to expand. He said that he was told by the tenant, that they City told them they would need to do a traffic study. He suggested they move into one of his other buildings, the dance studio. They responded that they would need to do a traffic study there, too. He would like some clarification, please.

He is out for the remainder of the afternoon. He’ll be available to talk to you by phone, or meet with you anytime between 1-5pm tomorrow.

If you would like for me to call him to set up a meeting, please let me know what time and I’ll call him back to schedule.
