All,

If this was a SF home that did a conversion to a 4-plex without approvals from the City and permits from the City and Clackamas County, then they need to stop and go through the process. According to our zoning map this property is only zoned for low density residential. That also means that if it is a single property then they only are allowed one meter. If this property has two services going to it then we will visit the number of services that will be allowed to this site when the come in for Planning approvals. This can all be avoided if they can show proof that the prior owners followed all permitting and approval procedures. Thanks.

This property will not get water back on until they present County Permits proving safe plumbing was done.

Daniel, we are having problems at 507/509 Leroy. They have heavy unpermitted construction going on. I’ve issued a stop work order from the City, but there continue to be problems. I highly recommend PGE take a look to ensure leaving power on to this site is a safe idea. I’m happy to provide more information. I also have a video walkthrough inspection I performed last week.

This is the property that Andy is currently working on enforcement issues for regarding unpermitted work. They are currently off and locked for water with a stop-work order.

I can drive by and if they’re working, we could site them.

Regarding the land use question – I would like to discuss further for guidance before making a determination. I haven’t enforced this kind of situation before. This property has been in use as two duplexes since well before my time here and has two active meters.

CLIENT CAME IN AND SAID THAT HE WAS CONTRACTOR FOR A 4-PLEX AT THIS ADDRESS. HE SAID THERE WERE MULTIPLE BUILDINGS THAT HAD 2 DWELLINGS EACH.

AFTER CALLING CITY OF MOLALLA – IT WAS DETERMINED THAT THIS PROPERTY IS ONLY ALLOWED 1 DWELLING.

I TOLD THE CLIENT THIS INFORMATION AND HE WAS GOING TO TALK TO THE OWNER.

I TOLD HIM I WAS GOING TO BE TURNING THIS INTO CODE ENFORCEMENT.

I HAVE ATTACHED THE LISTING OF THE SALE FROM LAST WINTER. IT CLEARLY STATES THAT THE PROPERTY IS A 4-PLEX BUT NOT RENTED OUT AT THIS POINT DUE TO A FIRE.
