The pond is gone and the landscaping looks amazing. The current owner is in Alaska right now and would like to address this when he returns next month. I emailed him the plat and the subdivision plans showing the storm pond. I spoke with him on the phone and he said he purchased it in 2010 and only added some trees to the pond area. If its okay we will address this in Sept.

As an alternative, if Alex wants to keep the landscaped area then I will consider a designed and constructed detention/water quality swale along the parking area fronting his property as long as it contains the same volume and fits within the parking strip. He will have to do a curb extension with ADA ramp that guides folks around the corner and the swale will have curb completely around the swale to protect motorists and pedestrians. If that is done then I will quit claim the easement on his property. Thanks.

Dan and Brenda,

According to the plans for Carma Court 98-02, there is supposed to be a detention pond on Lot 1. Based on the aerial and road view it appears that the owner of Lot 1 has filled in the required detention pond for the development. I verified that Plat 3472 shows Note C as being a storm drainage easement 56 feet into Lot 1. Please verify that the detention area has been filled in. If it is filled in then make contact with the property owner and notify them that the pond must be restored to its original condition. The property was sold to Alex Reutov in 2010. The pond was visible in 2000 and 2006 aerials and after 2010 it appears to have been graded, landscaped, and eliminated. If it is not corrected then it will be a code enforcement procedure. Thanks.
