There are many variables on this detail. So I called Jonny and he gave me the requirements over the phone. Feel free to reach out to him to confirm. He said to put the new curb 20’ from the centerline of the road and also that a 7’ wide sidewalk was fine if you have a 7’ planter strip. So with a 6” curb and 6” behind the sidewalk that gives you a total 1/2 ROW width of 35’. Figure 5-1b calls for the curb to be somewhere between 23’ to 47’ from the centerline and 1/2 ROW width of 35’ to 61’. We currently have 1/2 ROW width of 30’, so according to Jonny we only need to dedicate 5’. I am not 100% sure why he told me to base the sketch on the curb set at 20’ from centerline. I just want to bring that to your attention. Sorry for the long explanation but I thought you should understand how I came up with that. It sounds like this 1/2 may change as it works it’s way through the County review process. Also the attached Engineer’s Estimate is approximate only at this time. It is hard to develop an accurate estimate based on a sketch. To complete an accurate estimate it would take a final engineering design, County review and approval of the plans and then a contractor that has current pricing on rock, concrete, pavement, etc. My estimate does include a 25% construction contingency and the Surveying and Engineering needed to design and build out the improvements based on my understanding of the scope of work at this time.
