Thanks, Mac. I saw the information in the memo but need some clarification on the project cost.

Could you provide a me a table for the budget summary that includes the Activity (PE, design, construction, etc.), Activity Amount, and Funding Sources?

The engineered cost estimate that was attached to the IOF memo breaks down the costs of the project as much as they ever get broken down on any project, I have attached it here again.

The funding sources are Dansons and the IOF, this is also outlined in the memo.

Is Dansons covering the 50% match requirement for IOF?

Yes, this is explicitly stated in the memo under section E, F, and in the letter from Dansons I provided.

I confirmed and you can go through the IOF request process without the agreement but ODOT needs a copy of the maintenance agreement before we can disperse any funds.

Hi Mac,

Thanks for the follow up email. I’m looking into when the maintenance agreement would need to be executed.

I’ve shared the project with ODOT’s Region 1 Manager, Rian Windsheimer, and he had a couple follow up questions. I tried to find the answers in the information you provided but had difficulty understanding it.

Please provide a breakdown of the S. Molalla Ave. project cost by IOF and other sources.

See attached IOF Memo, item F page 3 of 4, and Dansons Memo pledging up to $230k plus value of dedications.

I’ve also provided the engineered cost estimate to help with cost breakdown.

What are the other costs associated with the development?

Dansons will be required to provide a non-remonstrance agreement for future improvement of Molalla Forest Road (current market value of approximately $650k).

They will be required to run a public water line from the north end of the site to the right of way on the south end, approximately 1,500 feet.

They will be required to place appropriate fire hydrants and associated lines, as well as sprinklers.

They will be required to place appropriate storm water detention/filtration/effluent systems on the site.

They will be required to develop the site in accordance with city standards including parking, pedestrian, landscaping, screening/buffering, and the new building will be required to meet city standards and state building code requirements.

They will be required to pay system development charges, likely in the $700k range or better (no estimate has been completed yet).

Is Dansons committing to creating 30 jobs? Yes, more likely 40, but we went conservative to avoid a repayment situation.

The County has indicated they’d prefer the agreement route rather than being the grantee. I’m curious whether that agreement is something you’d like attached to the application separately, or if it should be worked into the Grant Agreement document? Thank you!
