Aldo, I will be on vacation during the pre-app on June 13th. Below are my comments for the plans that you sent. I have included Chief Stafford in this e-mail as well so if time allows, he can attend the pre-application meeting.

  1. 1. Are these single story units? I assume single story, but I have seen several two story units in surrounding areas?
  2. 2. I need clarification on plans. The site plan submitted with the Narrative differs significantly from the proposed site plan. Which plan are they using?
  3. 3. Hydrants will need to be extended in to this area. Spacing and quantity will need to meet the requirements of Chapter 507.5 through 507.5.6 and Appendix “D” the Oregon Fire Code. The type of hydrant and installation requirements will be set by the public works director.
  4. 4. If they plan on using the “PROPOSED SITE PLAN” and not the one submitted with the narrative, Oregon Fire Code section 903.2.9 will require that the buildings that exceed 12,000 square feet be equipped with a sprinkler system in accordance with Chapter 903 of the Oregon Fire Code and NFPA 13.
  5. 5. Access, including turning radius’, will need to meet the requirements of Chapter5 and Appendix “D” of the Oregon Fire Code. Molalla Fire turning radius are 28/48 respectively.
  6. 6. A Knox key box will be required as per Section 506 of the Oregon Fire Code unless there is 24 hour supervision at the site.
