Just a heads up,

Soon to be coming a conditional use permit application for a school use at 209 Marson Ct.

I think your sign-off on the utility work/improvements may be all the infrastructure review required, but at least I would like you aware.

Subject: Sandgren Kyllo Enterprises LLC; Marson Court Building

Hi Nicolas,

I wanted to get the ball rolling and realize we will probably need to follow up as additional information is needed.

Sandgren Kyllo Enterprises LLC would like to begin the application process to the City of Molalla for a conditional use permit for occupancy by Renaissance Public Academy. This is an Oregon charter school and will consist of grades 4 through 12th. They anticipate and are hopefully planning for up to 100 students for the fall of 2016.

To meet the code requirements for the conditional use permit we are securing bids to install the required sprinkler and fire suppression systems. We should have those bids by the first of April. Additionally trenching will be needed for a larger water line from Robbins Street following Marson Court to the building. We are obtaining bids and an engineering plan for that portion.

Traffic and general access to the building will be organized as follows: The School anticipates the need for one school bus that will drop students off at the bus stop on Robbins Street. Students will be able to utilize the sidewalk alongside the public parking lot to walk directly to the school. Automobile drop off will proceed down Marson Court to enter the public lot and then exit by way of Robbins Street. Additionally, some students may elect to walk or ride bicycles to school.

Attached are the site plans and they should meet the size requirements of 11x17. I believe the plans will satisfactorily meet the information requirements needed for site conditions, grade and architecture of the building.

I’m looking forward to working with you to complete our goals. Please let me know of any additional information, format changes or anything else. I’ll do my best.

Thank you,

Bob Sandgren
