Hello Dan,

After reviewing your email, doing some research and talking with our survey staff and Brandie Dalton, I would like your clarification on two of the items listed.

Regarding “a lot configuration” – our office will update SDR 2 the Existing Conditions to correctly match the Plat and we will also show the proposed Lot Line Adjustment between proposed Lot # 9 & # 12. We do understand that this Lot Line Adjustment cannot be completed until the current Cascade Center plat (13 lots)is recorded. I am guessing that I will also need to update my Application for Land Use also listing a Lot Line adjustment? Will you also need an additional fee?

Regarding “a new TIA/TIS” for review… Please see the attached email chain between Alice Cannon, Gerald Fisher, P.E. and Zachery Bugg P.E. with Kittelson Engineering from June 10th earlier this summer. It was determined that an Amendment was all that was required to the existing TIA. After reviewing the emailed correspondence, please let me know if you need any further information regarding the Amendment that was initially submitted.

Once I have some clarification from you on these two questions, we should be able to supply additional information to your office by the middle of next week.

Subject: Cascade Center Lot 9 Site Design Review - Review Update

Jeff,

I began completeness review for the Site Design Review application for Cascade Center Lot 9 yesterday. Many of the same issues that caused the first submission to be deemed incomplete are still present and that will be our decision this go around as well. The substantial issues at play include:

- The Application includes a lot configuration that is different from the Cascade Center partition plat. A lot line adjustment will need to be included as part of this application and that will not be possible until the final plat is signed off on and recorded. The City cannot consider an application on lots that have not been approved/created.

- A new TIA/TIS is required for this review. This analysis shall include trip counts generated from current traffic flows and current projected trip counts from all new development for which TIA/TIS have been required including but not limited to Cascade Center, Dollar General, and Colima Apartments.

- The submitted architecture includes buildings whose uses are not accounted for in the narrative. The narrative refers to "301 storage units" and the architecture plans on pages SDR 9 show spaces designed for "warehouse," "display/sale," "workshop," and "rental space" that are not accounted for in the narrative. These uses will also need to be accounted for in the TIA.

- The application narrative has some references to sections of outdated code and those sections will need to be updated to current code.

There may be other, minor issues at play. Your 30 day deadline from submission will be next Saturday, August 22nd and we will be issuing a decision on completeness by next Friday.
