So is there a definition for a property that has been built on and then gets developed even more, like in this instance. Every where else I have designed developments, predeveloped usually means the “as-is” condition of the property prior to the development being proposed. Any way I am currently looking at what we can put on lots 9 and 10 on the east side of Leroy Avenue. The proposed build out would be a mixed use of business park, self storage units and RV parking. I will need to deal with storm water runoff for the whole site and provide water and sewer services for the business park. The sewer service will need to come from the sanitary sewer line located in Main Street The water services can be connected to the water line in Leroy Avenue The storm water runoff will be detained in an oversize storm water conveyance system on the site and the most logical discharge is to connect into the storm water conveyance system in Leroy Avenue, and this system will be sized accordingly to convey the flow from this site. Or do I need to stay away from Leroy Avenue and connect into the storm water conveyance system in Main Street Please let me know which would be the better option for the storm water discharge connection.
