Thank you. I assume you don’t require a utility easement for the sewers as they will lie within the dedication. I can provide a diagram indicating their location and the rims and invert elevations.
I also assume that the City will require a 25’ dedication along the entire length of the property, along the north line, matching up to the dedication noted on the partition we did for Molalla Redimix. We will need the proper dedication form from the City. if either of these assumptions needs fine tuning, please let me know.

I am aware of the plat you provided. Clay Glasgow, who is a Clackamas County Planner, signed the plat outside of city process. There is no City of Molalla signature on the plat at all. Because of that some things have been lost in translation. What is missing in the Jim Taylor situation dates back to 2004. There was a right of way dedication and a public utility line put in place. The dedication nor the as-builts were ever submitted to the City. We now have a public utility line on private property. Mr. Taylor now wants to pursue more development and he has an incomplete property. We can send you one of our forms or an example.

Good morning:
Compass prepared and aided in the recording of the partition plat in 2014.
I have enclosed a copy of the recorded partition plat and a copy of the City findings and decision for the land partition. I cannot make out the signature of the City official that sign the plat, and there is not a name on the findings.
We recently went out and measured to the location and inverts of the sanitary sewers in question.
The Conditions do not call for any dedications or civil design so we need to know in what format the City needs this information to be provided. Does the City have deed form examples for us to use in preparation of these documents?
