About 31302 S. Highway 213, Gerald and the front counter asked me to work through you to set up a pre-application meeting. Before Geochron commits to bringing our business and development to Molalla, I need to a have a rough idea of what the City will require for this property.

Mr. Bolan – part of the development or redevelopment process for this particular property would include compliance with city standards. This property is within 100 feet of a sanitary sewer line and will need to connect to the city system along with frontage improvements, parking lot, etc. as would any development to locate on this particular property.

Hi Dan,

I know you’re between planners right now, but my small business is trying to move from Oregon City to Molalla in to a property zoned “light industrial” with an existing house, and I’m trying to get general picture of what the city would require from us.

We’re a small shop of 4 employees that builds clocks (not retail) our equipment is no larger than an air compressor. We’re looking at purchasing the property at 31302 S. Highway 213, and building a 5000 sf pole barn with a bathroom behind the existing house.

I’ve read the zoning code for this property… there is plenty of room, but I have questions about what other permitting the city would require, like:

- Fire Protection

- Use of the existing Septic

- Sidewalks on hwy 213 (like the Les Schwab Tire Center across the street).

- Tree Removal

Again, this is a barn behind the house, just a shop. If the city were to require all the infrastructure improvements that I see across the street at Les Schwab, that would kill this improvement.

I’ve got a week to pull together a general scope for this project so I’m happy to chat about it in person or over the phone at your convenience. I’m available anytime Thursday or Friday.
