6. I’m not sure if Condition of Approval #6 matches the code and the findings. Perhaps it would be better to say: The applicant shall replant trees on the lots as required by Section 18.16.070 prior to receiving occupancy permits.
15. It appears you intended to have sub-conditions labeled with capital letters for Condition of Approval #16 (like you did with #14), but the formatting did not cooperate. These sub-conditions also seem to be copied and pasted from recommended conditions of approval from the Fire Department. I’d suggest you remove the text under sub-condition 18. ODOT does not attached conditions, they recommend them. The local authority can include them. Since we have an approval with a condition to not make highway frontage improvements, I feel a blanket reference to ODOT conditions would be confusing. If the City planned to accept any of the ODOT conditions from their 8/31/16 memo, it would have been better to specifically list them out. In this case, something like, the Applicant shall meet requirements of ODOT for proposed deeding of right-of-way to ODOT.
