I have a few more questions about the development. It was mentioned at the end of the last meeting that the development couldn't have access to get 211 because ODOT requires a certain number of feet between roads entering a HWY. How many feet is that? If it were an acceptable distance, couldn't this development exit on to the HWY and not need access to our neighborhood?

 

In the staff report it says that they will have to replace trees cut down. Will these be mature trees, or is that up to the discretion of the developer?

 

I also don't understand why a traffic study is being skipped over when it doesn't cost the city anything and Stafford Land Company is perfectly happy to pay for it. I understand that it doesn't "have to" be done, but I would ask that you please require it before anything is approved.

 

As far as the park designation in the staff report, why can't a quarter acre green space be left in the neighborhood for kids to play on? Why is that not feasible?

 

Lastly, I noticed in the ODOT response that they brought up the advisory information on the noise impact of building directly next to the HWY. I would ask that the city require the developers to add a sound barrier wall to buffer the noise. This would be much more useful than a sidewalk that goes from nowhere to nowhere.

 

Will you be at the neighborhood meeting that Stafford Land Company is having about this development on Tuesday, October 4, 2016? They sent us a letter in the mail that they will have this meeting from 6-7:30pm at the Molalla Adult Center.
