They are outside of the wetland/riparian buffer setback (and I’ll add a condition to require 50ft from top of bank) but that was my q about the floodplain yesterday. PW plans for the subdivision initially showed a 100 yr floodplain on the site but current FEMA maps do not show one.

Hi Dan,
I appears from the measurements that they are outside of the wetland but I did not check setbacks. Their driveway access is on the west side of the building already so no issue. Note that no modification to the driveway will be allowed beyond current PW standards. Also, runoff from their shop cannot flow onto neighboring properties. The rest looks good.
