Hi Mac,

Here are my responses to their questions.

Question 12 – I’m not aware of any offsite improvement requirements.

Question 14 – Depends on the retail and bank use types. See development code to determine if a TIA or TAL will be required. Anticipate a TIA due to the drive-thru bank.

Question 15 – Contact Dan Zinder, Associate Planner/GIS

Question 16 – Development will be required to connect to existing storm system and development owner will be required to sign a stormwater maintenance covenant and easement agreement for operation, maintenance, and reporting of storm system.

Question 17 – Pressure likely at 90+ pounds. Future project will reduce system pressures to normal operating pressures. Recommend pressure reducing valves be installed until City project is completed.

Question 18 – Water and sewer connection fees at $600 each. SDC’s required for water, sewer, stormwater, and transportation. Transportation SDC revision by City Council underway. Uses will be charged at current rates at time of building application. Drive-thru bank is apparent. Need to know what the other retail use is going to be in order to calculate SDC’s.

Question 21 – No credits exist.

Question 22 – No geotechnical records available in Public Works files.

Need to confirm the public water and sewer easements were dedicated to the City. I do not have records that those were completed. Thanks.
