The home is “sale pending.” Nothing will show up on a title report. The property will not, and cannot close until after the property line adjustments and the dedication are completed. The sale agreement and the disclosure documents that have been given to the buyers state that the property is currently subject to a lot line adjustment, that there will be a new legal description for the property, and that a portion of the property will be dedicated to the city for ROW purposes.

It is just a typo. Stafford Development Company, LLC, owns Lot 8701. The parcel will be dedicated from Lot 8702 after the property line adjustments. Lot 8702 is owned by Stafford Land Company, LLC. See Exhibit B of the attached title report. I’m requesting the “Grantor” be identified correctly.

I am not trying to change anything this close to the finish.

Hi Spencer,

I’m not sure what you mean here. After the PLA’s have been complete Stafford will have ownership of the parcel to be dedicated? We’re not changing the street dedication, we are compromising by even letting it be held in escrow and not requiring it up front. If there is some typo in the dedication let me know, but the language you’re asking for doesn’t make sense to me the way it’s presented.

If you’d like to submit some proposed language you’re welcome to do so and we’ll consider adding it.

The exhibit you provided for Ona Way dedication has been reviewed and approved. Please execute the attached street dedication, attach the appropriate exhibits, and return for review and execution by the city. I presume the prior legals you provided (attached) match the approved exhibit map you provided for review and have included them for attachment if that is the case.

Once the dedication is approved by the city we discussed placing the documents in escrow to be recorded upon finalization of your PLA. If that is still the route you want to go, I’m fine with it. Naturally, the city will need to be party to that and approve the instructions provided to the trustee… Spencer Parsons, I’ll look to you for concurrence on that when the time comes.
