The summary below is correct. In addition to the roadway improvements there are also many other requirements not mentioned such as public utility easement, street dedication, street lighting, sidewalks, storm drainage improvements, sanitary sewer improvements, waterline improvements, abandon septic, abandon well. Basically, it would be very expensive to put any more houses on this site due to the physical constraints.

Hello Aldo & Brenda,

Sending this email as a follow-up and reminder … from the meeting between Roy Salvetti, myself and you as reps of City of Molalla last week. (Tuesday, May 26th - 2:30 p.m.)

The conclusion of the meeting was that the current City code would not allow additional residential lots to be split off from Salvetti’s property .. as the code will only permit 2 dwellings to use the “flag pole” portion of a flag lot. In addition if a party wanted to access a portion of the Salvetti property by extending South View Lane across the adjacent parcel to the West (5S 2E 08B 03300 — 963 W Main St) there would need to be full street improvements (50’ in width, 36’ of public roadway — plus determining how utilities would be accessed, etc.)

The Salvetti’s asked for, and are waiting for, a response from the City of Molalla — summarizing the above information. They would be using the summary from you to appeal their current taxes on the land with Clackamas County Assessor.

As shared in the meeting, the County is giving the 1.11 acres a value (2017-18) of $180,638.
