Hi Peter,

 

The purpose of this email is to get everyone on the same page for getting the Final Plat authorized by the City, and ultimately recorded at the County.

 

The last version of the plat map that was sent to me June 29th (attached) looked to have all the required Planning conditions addressed, including easements and dedications, that were required of the Final Plat. However, if you read the list of conditions there are a number of outstanding items that are specifically required prior to the Final Plat authorization.

 

I am unable to sign the Final Plat, and formally accept the dedications, easements and improvements therein until the improvements are completed. In order to get the ball rolling on the public improvements, I would recommend contacting our PW Director Gerald Fisher about the requirements for engineering review, fees, and any assurances required.

Title 18 provides direction on the process as illustrated here:

18.16.140 Construction plan approval and assurances.

A. Plan Approval and Permit. No public improvements, including sanitary sewers, storm sewers, streets, sidewalks, curbs, lighting, parks, or other requirements shall be undertaken except after the plans have been approved by the City, permit fee paid, and permit issued. The permit fee is required to defray the cost and expenses incurred by the City for construction and other services in connection with the improvement. The permit fee shall be set by City Council.

B. Performance Guarantee. The City may require the developer or subdivider to provide bonding or other performance guarantees to ensure completion of required public improvements. See Chapter 19.08, Site Design Review, and Chapter 19.12, Land Divisions. (Ord. 2010-15 §1; Ord. 2010-04 §1)
