From our discussion, if the sewer can be served from Main Street through the Urgent Care site then it wouldn’t affect the roadway. The waterline may be required to be looped through the site, depending on the Fire Marshall’s review, and there is a provision in Chapter 13.04.360 that waterline extensions go the furthest point of the property. Per the Public Works Standards, the water system is 8-inch minimum and located 12 feet south of the right of way centerline which is within the street improvement section. The first thing you will need to verify is if the building needs to be sprinklered or if an additional fire hydrant is required on site. The existing 6 inch onsite may not have enough capacity and that would require a looping of the waterline from Hezzie Lane east along West Lane to the east edge of the property and then into the site to link up with the 6 inch on the Urgent Care site. Another option would be to extend the waterline and provide a hydrant on West Lane for fire use. Mike Penunuri, Fire Marshall will need to chime in on this.

Hi Kaitlin,

Please see attached. The section you are looking for is section 3 on page 2. Any land use approval triggers the requirements for frontage improvements to be completed for the balance of Hezzie Lane and the south side of West Lane. The dentist office did perform their portion of the widening so all that is left is the widening of the rest of the roadway to meet City standards. Hezzie Lane is designated as a Neighborhood Street. The curb to curb width is 36 feet with 6 foot wide curb tight sidewalks. West Lane is a local street requiring at least 20 feet of pavement (fire requirements) so the 18 foot plus 2 feet on north side of the ROW centerline and curb tight sidewalks. The cross sections are shown in Exhibits 6 and 7. The PUE requirements is 10 feet wide along all frontages.

Thank you for the information last week regarding the Partition application we are working on for 861 W Main Street/ TLID 52E08B 04300. You mentioned you would look in to the development agreement for the site to confirm if utilities connections to Lot 3 would be required to be provided with this Partition application or when future development is proposed.
