Hi Aldo and Shirley -

My clients have a lot of questions regarding this property, Diane and Bruce Siggson, would like to schedule a conference call and or an in-office meeting to clarify what is needed for this property be "developed" as well as "use". It would be ideal to have the seller and the seller's agent present so we can all get on the same page.

Questions:

1) How much would the building permit cost for a manufactured home 30x70 including a concrete pad?

2) Would the City and/or County allow the "temporary" easement (from Heinz St to the lot) to become a "permanent" easement to run utilities, and hook up to City water and sewer? (this would be the path of least resistance)

3) Shirley Cass-Crosby from Clackamas county had stated the following in her email:

I understand a bathroom was added to the structure from 1998. To permit the bathroom, an electrical, plumbing and mechanical permit will be required. The other issue will be that the waste need to go somewhere, so if there is a shared easement, you are required to bring proof.

The other issue is, that it is an accessory structure, so will require authorization from the City of Molalla in order to issue the plumbing and electrical permit

We need clarification on the following

 

My clients have been told, they would need a site trap inspection and building permit could be as much as 20,000.00 plus another 23,000.00 for utilities. Including additional costs for the paved driveway. Now we need to go back to Clackamas County for permit quotes? Is that correct?

The other issue/concern (per Clackamas County)

the addressed and those associated with the prior owner of 419 Leroy and 724 Heinz. There are no current permits for the property abutting those two addresses that has no address. Technically you can’t have an accessory building without a primary structure and that building does not appear to be one of Clackamas Counties Building sequence numbers. Clackamas County took over permits from the City of Molalla in 2011 and we have no current permits.

I really appreciate all your time and patience, you and your office staff have been very responsive. We are still unclear as what we can do with this property and the costs associated with all the permits.
